Fireplace Room - Sleeps up to 5 people - $149-$169 (Rate includes 4 people, $10 for additional person)

A lovely Victorian room with stunning painted furniture, this room boasts a gas fireplace for a romantic night without the kids or for story-telling atmosphere when they come along. A queen bed and daybed with trundle easily accommodates a family of four. A pullout mat is also available for a 5th person. Added bonuses are a refrigerator and bathtub with jacuzzi jets and shower.

Century Room - Sleeps up to 4 people - $139-$159

Accented with natural stone, this room is one of the kids' favorites. Besides the queen and twin bed, there's also a loft for a second child. Because this room overlooks the barn area, the guests are usually the first to know if a calf is being born. Shower (removable shower head) & refrigerator.

Farmer's Suite - Sleeps up to 5 people - $145-$165 (Rate includes 4 people, $10 for additional person)

This room boasts a beautiful stone accent wall with a gas fireplace and cozy sitting area. Snuggle in the queen bed while the kids dream away on the bunk bed. A pullout mattress is available for a 5th person. A refrigerator makes this room a favorite. Bathtub with shower.

Meadow View Room - Sleeps up to 3 people - $129-$149

Enjoy a night for just the two of you in this cozy room with a king bed and turn of-the-century antiques. A pullout mat is available for a 3rd person. Bathtub with shower.

Efficiency Room - Sleeps up to 5 people - $145-$165 (Rate includes 4 people, $10 for additional person)

Victorian cottage appeal adds warmth and coziness to our popular third floor room, which boasts a stocked kitchenette with stove/oven, microwave, sink and refrigerator. Besides the queen bed, there's also a daybed with trundle and another single. Shower (removable shower head).

Founder's Suite - Sleeps up to 5 people - $159-$179 (Rate includes 4 people, $10 for additional person)

Our most recent addition to Rocky Acre. This room has been renovated to boast a king bed, bunk beds, pullout mat, large bath and a cozy sitting area with a fireplace. Step outside on your own private patio. A bar sink, refrigerator and microwave completes this beautiful room. Reserved for our longer stays...minimum 3 night required during peak times.

Hideout Room - Sleeps up to 5 people - $149-$169 (Rate includes 4 people, $10 for each additional person)

Kids enjoy this “secret” room tucked away from it all. With a creative floor plan, this third floor room overlooks the playhouse and features a king bed and two singles. A pullout bed is available for a fifth person. This room boasts a fireplace, bathtub with air jets and shower, and a refrigerator and microwave.

Apartment - Sleeps up to 7 people - $199-$249 (Rate includes 4 people, $10 for each additional person)

Colonial architecture highlights the oldest part of the farmhouse. The walk-in fireplace, exposed beams and “Indian” door give character to your accommodations. Two bedrooms and a bath upstairs and a fully-stocked kitchen and living room downstairs, make this our most popular room. The first bedroom contains a queen bed, while the second bedroom has two doubles and a single. Bathtub with shower.

The Guest House - Sleeps up to 5 people - $169-$189 (Rate includes 4 people, $10 for additional person)

Your own private getaway in the woods, the guesthouse is a spacious apartment attached to the manager's home. With its private entrance, fully-stocked kitchen and large bedroom including a queen, double and single beds, this quiet haven makes an idyllic setting for your family. Enjoy an 8 minute walk through the woods or a short drive to the farm for breakfast. Bathtub with shower.

All Room Rates Include:

• Full, farmer's breakfast served family-style around 8:15 am.
• Fresh, hot coffee or tea available anytime.
• Refrigerator, microwave, ice machine available for guest use.
• Air conditioning and private bath.
• All farm activities including after-breakfast pony, train, and tractor rides!
• Use of outdoor equipment such as bikes, balls, sports equipment and rowboat. Fishing rods not provided.
• Charcoal grill available.

• Children are welcome. We have pack 'n play's for babies.
• Because we often host families with children, we implement “quiet hours” from 9:30 PM to 7 AM.
• No pets, please. We have plenty already.
• No smoking indoors.

• Payment policy:
  • Cash, Traveler's or Personal checks. We are not set up to take credit cards.
  • Rates subject to 6% PA sales tax and 1.1% Lancaster local tax.
• Reservation policy:
  • Two night weekend minimum
  • June, July, August and School Breaks - 2 night minimum both weekends and weekdays (1 night stays occasionally available). Other minimum stays may be subject at owner's discretion.
  • Three night minimum on most holidays and for Apartment, Guesthouse & Founder's Suite (based on availablility)
  • Rooms are reserved with a check deposit in US funds.
  • One night deposit required at time of reservation. 50% deposit for 4 or more nights. When sending check, we must receive it within 10 days of reservation.
• Cancellation policy:
  • A $35 cancellation fee will be charged for all cancellations.
  • If you cancel your stay 14 days prior to arrival your deposit will be refunded.
  • If you cancel your stay less than 14 days prior to arrival your deposit will be refunded only if we are able to re-rent the room for your entire stay.
